Six Step Design Process

1) The Initial Consultation

1. At this meeting at the house we determine if the project is feasible. We take a look at the structure of the house the zoning requirements of the city or town, the applicable building code issues, conservation and environmental requirements, and historical districts and their requirements.

2. We provide some design ideas and show our portfolio of work.

3. We ballpark the construction costs by showing some related projects and their costs and costs developed by the NHAB (National Home Builders Association)

2) The Measurement Meeting

After hiring us to do the conceptual design; at this meeting we take all the necessary measurements of the property inside and out, look at all the mechanical systems, and building structure. We take digital photos inside and out. This information is needed so we can go back to our drawing boards and prepare the design.

At the second part of this meeting we sit down with the client and get their wish list. This list includes all the things they would like to see in their remodeling project with as many details as possible.

3) The Rough Design Meeting

After preparing the rough design drawings to scale (typically 1/4″ = 1′), we present them to the client for their review. At this point we get their input and red line the drawings to implement their changes.

4) The Final Conceptual Design Meeting

Upon implementation of the changes final conceptual designs are completed. A project specification binder is prepared with a detailed scope of work, documentation of all products included in the design, and detailed accurate final construction pricing. At this point the conceptual design phase is complete and the client is asked if they would like to continue with Andover Renovation Solutions and hire us as their builder.

5) The Design Phase

After the client hires Andover Renovation Solutions as their builder of choice a series of design meetings are held at the woburn showroom to select and confirm all the products included in the project. This includes windows, doors, decking, siding and roofing, bath fixtures, cabinets and counter tops, lighting design and any other custom selections that are to be ordered for their specific project. Final construction drawings are prepared and our Structural Engineer stamps the plans and prepares beam and column computations. Our Licensed Land Surveyor prepares a certified plot plan showing the new addition or alteration if required by the town or city. In addition the client is scheduled to visit local showrooms to see first hand some critical design product selections.

Depending on the scope of the project this phase may require three to six meetings.

6) The Pre-Construction Meeting

After all the design meetings have taken place a last design meeting is held to go over the final construction plans and scope of work prior to construction. A final selection form is completed and signed off by the client. A final change to the scope of work is completed and the final pricing is adjusted based on the changes made during the design phase and is also signed off by the client.
